Where does LCPM provide Property Management Services?
Miami-Dade and Broward Counties.
What is included in the monthly management fee?
Basic management includes:
. collecting rent
. disbursing owners funds
. keeping reports and sending monthly statements
. Dealing when tenants do not pay rent (eviction process)
. Providing services to handle repairs at the property
We offers customized services, depending on your needs.
What is there is an emergency at my property?
We are reachable 24 hours, 7/7, in case of emergency: fire or life threatening emergencies.
Who holds the security deposit?
We hold the security deposit for owners.
It is also possible for owners to hold security deposit.
When do you send money to owners?
Within 5 days after receiving rent payments from tenants.
Who will pay for the monthly property bills?
LCPM can pay your taxes, insurance, HOA fees, utilities, ... We deduct these expenses from the rent (sufficient cash flow must be on our account to
cover such expenses).
How often do you check the property?
If unit is vacant, every month.
If unit is tenant occupied, once a year.
We inspect all systems in the property to make sure everything is working
What are the conditions to get my property ready for rent?
A property will rent quicker and for a higher rate if it looks its best. Getting a
property rent ready requires touch up painting, carpet cleaning, deep
What if tenants do not pay rent?
LCPM will serve a 3 days notice to pay or quit (5 days after rent due date). If
we need to evict a tenant, we work with eviction attorneys to regain
possession of the property.
